Case Study: Multi Family
Background
A property management company, reached out to us to address settlement issues across a large condominium complex. With multiple units experiencing sinking concrete, the management team wanted a solution that would restore safety, improve drainage, and prevent further deterioration of the property.
The Problem
The complex had widespread settlement affecting driveways and sidewalks at the front steps of 21 units. Sinking slabs created trip hazards for residents, uneven entryways, and poor drainage near the buildings. Left unresolved, these issues could have caused water infiltration near foundations, increased liability for the condo board, and ongoing safety concerns for residents.
The Alternative
Full replacement of the driveways and sidewalks was considered but quickly dismissed due to the high cost, extended timeline, and significant disruption it would cause for residents. With over 20 units affected, a traditional replacement approach would have created major inconveniences for the community.
The Solution
Our team completed the project using structural polyurethane foam injection to lift and stabilize the affected slabs. In just one and a half days, we restored proper grade and stability to all 21 units. By carefully planning the work, we were able to address driveways and sidewalks efficiently, minimizing disruption to residents throughout the process.
The Results
The project was completed on schedule with all driveways and sidewalks restored to their original height and stabilized for long-term durability. Trip hazards were eliminated, drainage was improved, and residents regained safe and level access to their homes. The property management company was pleased to have the entire project completed quickly, cost-effectively, and without the need for major construction.
