Case Study: Detached Garage

Background

A homeowner in Sherwood Park reached out to us regarding settlement in the concrete slab of their detached garage. Over time, sections of the slab had begun to sink, creating uneven surfaces and raising concerns about long-term structural integrity. The homeowner wanted the issue addressed before it worsened and potentially caused further damage.

The Problem

The right side of the detached garage slab had settled approximately 2 inches, with the back right corner down between 1 and 2 inches. This uneven settlement placed stress on the slab and increased the likelihood of cracking and continued movement. Portions of the driveway had also shifted out of alignment, and voids had developed beneath sections of the concrete, reducing support.

While on site performing the lift, our technicians identified a downspout located near the affected corner of the garage. The concentrated water discharge in that area likely contributed to sub-base washout over time, leading to the settlement observed in the slab.

The Alternative

Complete removal and replacement of the garage slab and affected driveway panels was an option. However, this approach would have been significantly more expensive and disruptive. Since the concrete itself remained structurally sound, lifting and stabilizing the existing slab provided a more efficient and cost-effective solution.

The Solution

Using structural polyurethane foam injection, our team carefully lifted the back and right side of the garage slab back toward original grade. The process restored proper support beneath the slab and corrected the uneven settlement. We also lifted a portion of the driveway to realign the panels and filled underlying voids to ensure long-term stability.

The work was completed efficiently, with minimal disruption to the homeowner.

The Results

The garage slab was successfully lifted and stabilized, eliminating the uneven settlement and restoring structural integrity. The driveway panels were brought back into alignment, and the voids beneath the concrete were filled to prevent further movement. By identifying the downspout issue during the repair process, the homeowner gained valuable insight into the likely cause of the settlement and can now take steps to improve drainage and protect the slab long term.

The result is a level, stable garage floor and driveway — without the cost and disruption of full replacement.
